This was the acquisition of a residential property situated in an area popular with students and young professionals near the City Centre and two University Campuses. Planning permission was attained for a six-bedroom House of Multiple Occupation and the property refitted to a very high standard with spacious living spaces and all ensuite bedrooms. This was designed to appeal to a wide-ranging demographic of students or young professionals to minimise the risk of room voids and lost income. The property could also appeal to the serviced accommodation market. The property has achieved strong year on year rental yields and growth.

We identified a run-down HMO with an existing licence for five occupants in an Article 4 area. We were able to negotiate the purchase of the property considerably below market value. The property had drab bedrooms with mis-matched furniture, poor quality bathroom facilities and a kitchen and lounge separated by a wide chimney breast at the rear of the property. We saw an opportunity to vastly improve the property, making it a design showpiece, increasing the occupancy from five to six occupants, adding ensuite bathrooms and undertaking structural works to create a large open plan kitchen living space with breakfast bar area. By undertaking these works as well as a full-scale renovation of the property, we were able to drive a rental increase of 86% as well as securing 100% occupancy.
